This course will help you read and interpret the six-page form that real estate appraisers use and lenders read. Candy Cooke, a veteran of both sides of the profession, will translate appraisal report jargon and help you read between the lines. With the real estate market in overdrive and the mortgage and appraisal industry in transition, consumers and license holders are feeling the pinch. Appraisal fees are rising. Turn times are lengthening. And these delays and price rises can be frustrating for all parties in the transaction. Understanding the residential appraisal process can help crank down the temperature. The mission of this course is to help real estate agents decipher appraisal reports and appreciate the appraiser’s responsibility — i.e., who the appraiser really works for. Agents will learn to recognize a valid appraisal and to understand the steps of the appraisal process. Most of all, you’ll find out what to do if a property doesn’t appraise for the sales price and how to proceed — diplomatically — if the appraisal report requires a correction.
