This course by Ginger Unger, CCIM is designed for residential agents or new commercial agents entering the commercial property leasing transactions. Participants will be able to understand the concept of drafting a Commercial Lease Contract and the Addendums that are required to be attached to commercial leases. The agent will gain knowledge on when and how to attach the appropriate addendum to the lease contracts to expedite and facilitate the commercial lease transaction. The reasoning for utilizing aTexas Realtor’s lease contract compared to using attorney-drafted lease contracts will be discussed in class. This class will review which commercial lease addendum is appropriate for several types of commercial lease transactions. Agents will have a clear understanding of how every lease transaction will have different Texas Realtors addendums that must be attached for the Lessee/Lessor for items such as additional parking, option periods, first right of refusal, tenant build-out expenses, etc. The course will provide information on how to draft these documents in detail.
